Sec. 46-52Basis for area of special flood hazard
Needs a look
Residents use these maps to tell whether they need flood insurance and permits, and NFIP communities generally must formally adopt new maps by their effective date. See the fix
Plain English: what this chapter covers
This chapter is Ashburn's flood damage prevention ordinance, the set of rules that keeps the city in the National Flood Insurance Program. It applies to FEMA-mapped flood hazard areas: you need a development permit before building or filling there, new homes have to be raised above expected flood levels, and floodways have to stay clear. It doesn't cover everyday ditch or yard flooding outside the mapped zones.
The areas of special flood hazard identified by the Federal Emergency Management Agency in its flood insurance study (FIS), dated August 3, 2009, with accompanying maps and other supporting data and any revision thereto, are adopted by reference and declared a part of this article.
For those land areas acquired by a municipality through annexation, the current effective FIS dated August 3, 2009, with accompanying maps and other supporting data and any revision thereto, for [the] City of Ashburn are hereby adopted by reference.
Areas of special flood hazard may also include those areas known to have flooded historically or defined through standard engineering analysis by governmental agencies or private parties but not yet incorporated in a FIS. (Unknown)
The repository for public inspection of the flood insurance study (FIS), accompanying maps and other supporting data is located: Ashburn City Hall, 259 East Washington Avenue, Ashburn, Georgia.
